I'd like to come back home after college, but how will I ever afford a place of my own?

With housing costs often representing more than 30% of their income, first-time homebuyers, young families and recent graduates all struggle to find a place they can comfortably afford to live.

Home is where the
heart is ...

Where we build and base our lives; the lifeblood of our communities. No other human creation has as much impact on quality of life as housing. That's why the Ulster County Housing Consortium (UCHC) has moved to

Give housing a voice!

Working together, we advocate for housing choice. We work to insure that our children and grand children can remain here and that people like law enforcement personnel, hospital staff members, and retail workers can live here too.

It's time for balanced growth!

We understand the obstacles that impede development of a healthy housing mix and believe housing needs can be balanced with environmental concerns. We seek to move away from a culture of opposition to all growth to one of support for smart growth.

  • A Holiday Greeting from Alan L. Smith, Assistant Commissioner, NYS HCR

In a Kay Jewelers commercial, actress Jane Seymour markets her "Open Heart" line of jewelry with the expression..."keep your hearts open and love will always find its way in." While it may serve as a clever marketing strategy for Kay, the theme behind it nevertheless resonates with me...especially at this time of year. I can't think of a better time to open our hearts and our minds to all the good that exists and all the good that has yet to be realized. And I don't think one has to be a Pollyanna to embrace those thoughts...after all, there has never been one documented case of eye strain from looking at the brighter side of life!

This can be both an exciting and a mellow time of year...with traditional pleasures and family and friend occasions...taking the kids for photos with Santa, cookie baking, school concerts...choosing gifts with love and then wrapping them carefully (or in my case, taking them to a charity to wrap for a modest donation!)

However you celebrate this holiday, give respect to it, for it is all about sharing and lifting spirits...yours and those whom you hold close to you. Give yourself and all whose paths you intersect, the gifts of peace, calm and civility.

Regardless of whether you are part of a group or are alone...celebrate the light of the season, and by all means...keep your hearts open. All the best to each of you and your families this holiday season.

    Warmly,

    Alan L. Smith
